Responsibilities:
  • Prepare detailed accurate material, labor, equipment, subcontracts, construction facilities, etc. estimates for projects ranging from $250k - $50m
  • These estimates will range from the conceptual and design development levels through the 100% construction documents
  • Sub Solicitation (using Grade Beam and follow up with phone calls)
  • Managing Sub Solicitation software (add new subs & update subs information)
  • Develop Relationships with subcontractors and suppliers
  • Contact local AHJ for required permitting, impact fees and utility connection fees
  • Review and interpretation of proposed designs, drawings and specifications for functionality and appropriateness and initiate appropriate questions
  • Attend pre-bid meetings and site visits
  • Conduct pre-bid meetings and site visits for our negotiated projects
  • Develop bid forms for subcontractors to use for bidding our negotiated projects
  • Develop detailed bid scope packages for subs to use for bidding
  • Perform take-Offs / scopes (divisions 2 thru 14, 31 thru 33)
  • Understanding of MEP Systems
  • Develop preliminary schedules for preconstruction
  • Prepare detailed general conditions
  • Reviewing sub quotations for completeness and accuracy for best value
  • Analysis of alternate means and methods for the most economical preconstruction method
  • Value engineering
  • Prepare sub matrix analysis and summary reports for client / owner review
  • Present estimates to client / owner
  • Assist with the assembly of RFQ’s and be a part of a presentation team that will present before clients / owners / committees, etc.

Work with the Project Managers to ensure that all projects are completed on schedule; within the agreed budget; in substantial accordance with the contract documents; and that the quality of the systems and finishes remains high and without compromise. This scope generally begins at pre-construction planning and continues through the end of the warranty period. The Assistant Project Manager position will also entail working with either the estimators or project managers during pre-construction to assist with budgeting, constructability reviews, and estimating when the project conditions mandate.

Requirements:
The Assistant Project Manager may also have the opportunity to immediately start managing smaller projects that are assigned to Wright Construction through our continuing service contracts. These are typically smaller additions or renovation projects negotiated directly with many of our public clients. In this role, it shall be the Assistant Project Manager’s responsibility to see that all management functions regarding the project are performed. The APM shall utilize the corporate organization departments as support to ensure the success of the project.

The Assistant Project Manager can be expected to be involved with multiple types of commercial projects. These could include K-12, College/University, Office Building, Assisted Living, Clubhouses, Multi-family, as well as other Commercial and Governmental facilities

Wright Construction currently utilizes Primavera P6 scheduling software and Timberline Project Management. Candidate must have experience with these or similar programs and be proficient in the scheduling process. Project Documentation is critical and as such Project Manager shall have the responsibility of ensuring all project logs are current and maintained within Timberline. The goal on every project at Wright Construction is to achieve “0" contractor initiated change orders as we believe we have a fiscal responsibility to be conservative in our stewardship of our clients budgets.
